Bungalow Specification

Rcc

RCC structure will be given. Pcc of 2 feet around the bungalow for pathway and pcc for car park will be given( 12 x 7 ft) from road touch.
Extra pcc at cost of customers. No tiles given.

Plastering

Internal sand plaster and another coat of wall putty. External double coat plaster of sand.
Wall putty used is of Standard Co. Outside plaster will be done in waterproof chemical . Cement used is of 53 grade.

Brickwork

Internal / External 6" / 4" thick high quality brick is used.

Flooring

2x2 ft Glossy/Matt flooring for hall/ bedroom/kitchen of standard company of amount upto RS.70/sq.ft , 1x1ft for verandah / balcony/bathroom .

Internal / Toilet Doors

Main door of Teakwood of size 1mx2.5m(only one door) , Room doors will be of flushdoor of Pine or equivalent brand. waterproof Flush Doors / aluminum doors of good quality for Toilet.
Lock will be of Godrej co/ or standard company of similar brand .
window and door frames would be of granite,

Frame and Track

Coated Aluminum frames used in all sliding and windows. All windows will have one mosquito net (except single openable window).
Frames will be of Standard Co. Grill is not provided in our cost.

Toilet / Fittings

Tiles upto 6 feet height with Jaquar (basic fittings) fittings and Light.
WC used will be of S Trap with open flush tank. Basin will be wall hung.

Kitchen

Granite Kitchen Platform with stainless steel sink.
Glazed Dado or any other branded equivalent to glazed dado tiles above the kitchen platform upto window height.

Fabrication work

Inside staircase and upper balcony will have railing and on terrace brick and railing.
Plot border will be given in fabrication upto height of 3 ft

Electrical

ISI wiring (MCB) for each room., ISI wiring is used with Standard switches with Bajaj Fans,
Standard Light (or equivalent brand), two lights at the entrance gate.
Each bedroom and hall will have one light and one fan only.
Terrace will have one light only. Geyser, Water filter, Motor, exhaust Fan,etc. will be charged extra.

Color

Inside colors will be used of premium emulsion and outside color of apex quality of Asian paint brand or equivalent brand

Retaining wall

In case retaining wall need to be built in the plot then that will be charged separately at the rate of Rs.75/- per sq.ft foot.

Boundary wall

Boundary wall will comprise of 1.5 feet of rubber/brick wall and on that 3 feet of Railing with gate. Extra wall/height will be charged extra.

Water Tank

Under ground water tank will.be of brick and overhead will be of syntax/ loft tank given . NO RCC TANK . Plumbing will be done in Standard brand .

Waterproofing

Terrace waterproofing will be done with roff and Sunanda chemical or equivalent product .

Chajja

Chajja of 1.5 feet will be given only at windows and doors.

 

Terms and Conditions

  • Plinth will be upto 1 feet from road level. Extra plinth height will be at cost of buyer .
  • Construction cost doesn't include architects fees( all working drawings including RCC), Passing from local authorities/collector or govt department, and all types of taxes etc it is borne by customer
  • Only ground floor construction rates will add extra 20% to the cost.
    Construction on hilly plot will apply extra Rs25 /- per sq.ft .
    unfinished Plinth to slab top height will not be more than 10 feet.
  • We will give single bathroom and toilet for each room .
    Extra bathroom /toilet cost of sanitaryware and fittings, wiring and light and tiles will be borne by customer.
    Only one loft if neccessary will be provided only if customer select loft tank as storage tank.
  • Area of balcony, staircase and verandah also comes under saleable area.
    Means whatever area of balcony and verandah is then it's measurement is calculated as saleable .
    Landscaping is not included in the cost.
  • Bungalow which has slope,charges will increases because of increase length and extra charge for mangalore tiles comes on slope.
  • Extra elevation, construction outside builtup area will be charged extra.
    Anything extra other than given specification difference will be charged extra. One Lac advance before starting of work.
  • Construction Rates may change if construction is started late after giving quote.
